Overview
The developer/owner of the project was looking for a building envelope design that would offer a feasible balance between energy efficiency, thermal comfort, moisture management, long-term durability, and cost. In addition, given that units of the building will be leased out with changing tenants in the future, the developer was looking for a building envelope design that would be flexible in response to future changes and modifications (adding utilities, etc.), with least interruption to thermal insulation, air barrier, and vapour retarder.
How Did We Help?
Our team took a holistic approach towards the building envelope design of this building. Using an interactive and collaborative approach, our team worked very closely with architect, structural engineer and energy modeler to collectively come up with a high-performance design aligned with the client’s requirements.
2D thermal modelling, coloured 3D building envelope details, in-house assembly mock-ups, etc. were among the tools HDB utilized to facilitate the delivery of the building envelope design intent. This high-performance building meets the Step 3 of BC Energy Step Code.
Some of the great features of the building envelope of this building are:
- Triple-glazed thermal-broken curtain walls
- A fully exterior-insulated steel-stud wall, with minimal thermal bridging through the exterior insulation
- A service wall cavity for housing utilities inboard of air barrier, vapour retarder, and thermal insulation
- Fully exterior insulated decks and roofs
- Thermally broken steel canopies
- High efficiency heat recovery ventilator
